Operations and Maintenance Department
The operations and maintenance department provides a 24/7 service to guarantee the functionality and viability of the Market’s buildings, while respecting the original purpose for which they were designed.
To meet these objectives, it is organized into 4 technical centres, composed of men and women whose work contributes to the operation of the buildings and their surroundings, such as e :
- Indoor and outdoor cleaning
- Fluid distribution
- Operation and daily maintenance of technical facilities
- Maintenance of roadways and green areas
Aiming at to vouching for the reliability and availability of collective facilities, the department manages 51 outsourced contracts and coordinates the activities of its contractors, who have over 160 employees working permanently on site.
In addition to this preventive maintenance, the department carries out roughly 4,000 repairs a year, working closely with the Market’s management, especially the sector managers.
To support the department in its missions, the Management Administration centre helps to ensure compliance with Semmaris management policy .
The Environment section, which is responsible for the Market’s cleanliness, drivers the following services while enomring their compliance :
- Management of the waste recycling centres at points A and E
- Cleanliness and hygiene of pavilions under sanitary approval, tertiary buildings and sales buildings
- Waste removal and outdoor cleaning, and a service to remove snow and black ice
- Upkeep and embellishment of green areas
- Pest control
It also checks compliance with the Market’s Cleaning Policy.
Key figures : 73,500 tons of wastes is collected, of which 31,000 tons are sorted and recycled, 80 skips and compactors installed, 13 ha of green areas maintained, 50,000 m² of premises under sanitary approval cleaned, 92 km of sewage system under automatic control.
The water/electricity division manages the purchase, distribution and sale of drinking water to 1,900 subscribers on the Market, the hotel zone, Sogaris, the road centre and Senia zone. It is also in charge of indoor and outdoor electrical installations in buildings, such as public lighting or shop signs, and backup systems (generating sets, regulators, redundant units), with all actions focused on energy savings. It is responsible for inspecting.
Key figures : 40 GWh/year consumed and delivered from 21 HVA stations, 1,360 streetlights and 17,000 light fixtures in the buildings, 30 toll access roads.
With a constant concern to ensure operators’ comfort, the Energy section manages the smooth running of the boiler room and heating system, via 140 sub-stations spread throughout the Market, the hotel zone, the road Centre, the Senia zone and Orly airport. It makes sure that temperatures are maintained in pavilions and premises equipped with collective refrigeration systems and keeps a constant watch on compliance with the regulatory controls applying to these facilities.
It also manages the cooling of tertiary premises, both in offices and certain buildings and is a partner of the waste management authority (SIEVD) for the Rungis region, which oversees the Market’s incineration plant .
Key figures : 200,000 MWh/year of heat produced, 80 km of supply and distribution pipes, 6,000 radiators, 41,000 m² of refrigerated premises representing 14,000 kW of power.
Building maintenance is notably in charge of keeping the common areas of buildings (waterproofing, lifts, goods lifts, doors, etc.), roadways, fences and pavements in perfect condition. It also vouches for the fire fighting system and its conformity. With the Lettings Department, it carried out repairs and renovations in 80 offices and stores scheduled for rental in 2007 .
Key figures : 380,000 m² sealing, 295 automatic doors, 450 fire hydrants, 200 mk of sprinkler systems, 55 lifting devices, 135 toilet blocks, 1,800 road signs, 1,000,000 m² of paved surface.
